Division of Taxation's Property Relief Programs

The billing and collection of real estate property taxes is governed by state law and applies to every municipality in the State of New Jersey. Your tax bill includes revenues collected by the Township on behalf of the municipality, county and school district. Your tax bill is based on the assessed value of your property and you pay taxes for every $100.00 of assessed value.

2020 SENIOR FREEZE (Property Tax Reimbursement)

The state began mailing applications for the 2020 Senior Freeze (Property Tax Reimbursement) to senior citizens and disabled residents who may be eligible for the program in February 2021.  The deadline for filing applications is November 1, 2021.

The Senior Freeze program reimburses qualified applicants for property tax increases on their homes.  Applicants must meet all income eligibility and residency requirements and must file an application each year to receive the reimbursement.  Applicants' income cannot exceed $91,505 for 2019, and $92,969 for 2020.  Applicants who are married, or in a civil union and living in the same household, must report combined income of both spouses/civil union partners.

Property Taxes

Taxes are due quarterly on or before the first day of February, May, August and November. There is a ten day grace period. The tax bills are mailed annually, in June and include four quarterly tax installments. The February and May installments reflect one half of the prior year tax billing and the August and November installments are finalized to conform with the tax rate each year. If your mortgage company escrows your taxes, the original bill will be sent to them and an "advice" copy will be sent to you. Please advise the Tax Office if your mailing address changes or your mortgage company is no longer responsible for paying your taxes so that we may update our records.

Interest

Any taxes remaining unpaid after the allowed grace period will be charged interest. State law allows for interest to be charged at a rate of 8% on the first $1,500.00 of delinquency and 18% on any amount of delinquency over $1,500.00, until such time taxes are paid current. Payment is applied first to all delinquent interest and then to the oldest principal balance. A penalty of 6% will be charged on any delinquency in excess of $10,000.00 if not paid by the end of the calendar year. Any municipal lien remaining unpaid on the eleventh month of the current calendar year is subject to tax sale at any time thereafter (CH. 99, P.L. 1997).

Sewer Bills

Sewer bills are mailed once a year in January and are due on February 1, May 1, August 1 and November 1. There is a ten day grace period for sewer.  Interest is charged at the same rate as taxes.

**The State of New Jersey does not allow the use of postmarks for payment acceptance dates.**

Please make checks payable to, Township of Mendham Tax Department or Township of Mendham Sewer Department. Post-dated checks will not be accepted and will be returned via USPS. Payments should be mailed to:

1. In person by cash or check at the Muncipal Building, Monday through Friday, 8:30 am - 4:00 pm.

2. Drop box by check located near the front door of the Municipal Building.

3. By mail by check. If you wish to receive a receipt, please include a self-addressed and stamped envelope along with your entire tax bill and we will receipt the reverse side of your bill.

4. Township website with your checking account.

5. Online with your own bank.  Please ensure adequate time for delivery and put your name and address or block and lot number on your payment.

Notice of Sellers and New Owners

Tax and Sewer bills should be transferred to new homeowners at the closing. If you are a new owner and have not received your bill, please contact the Tax Collector's Office. Failure to receive a tax or sewer bill does not relieve the owner from paying them or the delinquent interest on late payments. Per NJSA 54:4-64
