The Planning Board functions under the guidelines established by the New Jersey Municipal Land Use Law, N.J.S.A. 40:55D. It is a volunteer board comprised of seven (7) regular members and two (2) alternate members, all appointed by the Township Committee.  The powers of the Planning Board include the following:

  • Adopt a Master Plan
  • Hear applications and make decisions on Subdivisions, Site Plans and Conditional Uses
  • Adopt the Official Map
  • Advise the Township Committee on changes to Township’s Land Use Ordinances.

In most cases a proposal for land use begins with an application which is filed at Town Hall with the Planning Board secretary. Applications conforming to Township zoning are considered by the Planning Board. Non-conforming land use proposals are considered by the Board of Adjustment. Pursuant to the Municipal Land Use Law, the Township imposes escrow fees to recover expenses incurred in processing applications. Depending on the schedule of the Planning Board and the complexity of the application, the period to complete the process is generally between three (3) to nine (9) months. BOARD OF ADJUSTMENT

The Board of Adjustment is responsible for considering applications that require exceptions from standards in the Township’s Land Use Ordinance.  This body also hears appeals from decisions made by the Township’s Zoning Officer. Pursuant to the Municipal Land Use Law, the Township imposes escrow fees on an applicant to recover expenses incurred in processing applications. Depending on the board’s schedule and complexity of the application, the period to complete the process is between two (2) and nine (9) months. Individuals seeking assistance in the application process should contact the Board of Adjustment Secretary at 543-4555 x112.
